Nepali Land Area Converter: Calculate Ropani, Bigha & Square Feet Instantly
Buying or selling land in Nepal can get confusing very quickly. Depending on where you are, the terms change completely. If you are looking at a residential plot in Kathmandu or Pokhara, you are dealing with Ropani, Aana, Paisa, and Daam. But if you head down to the Terai region, real estate is measured in Bigha, Katha, and Dhur.
And when you want to build a house, your engineer or architect will ask for the area in Square Feet or Square Meters.
Doing these calculations manually on a piece of paper leaves too much room for error—and in real estate, a small math mistake can cost you a lot of money. We built this simple Nepali land converter to give you 100% accurate, instant conversions between the Hilly and Terai land measurement systems.
How to Use This Land Converter
We designed this tool to be as straightforward as possible. You don’t need to click a “calculate” button.
- Simply type your known land area into any of the boxes above.
- If you have a combined measurement (for example: 1 Ropani and 2 Aana), just type “1” in the Ropani box and “2” in the Aana box.
- Watch the other fields update automatically in real-time.
You can clear the form at any time by clicking the “Clear All Values” button at the bottom.
The Two Main Land Measurement Systems in Nepal
To understand how the math works, it helps to know the basic divisions of Nepal’s traditional land systems.
1. The Ropani System (Hilly Region)
This is the standard for the Kathmandu Valley and the hilly regions. It breaks down into four parts:
- 1 Ropani = 16 Aana
- 1 Aana = 4 Paisa
- 1 Paisa = 4 Daam
For context, 1 Ropani is exactly 5476 Square Feet. A standard house in Kathmandu is typically built on 3 to 5 Aana of land.
2. The Bigha System (Terai Region)
Used across the flat plains of the Terai, this system is designed for measuring much larger agricultural tracts.
- 1 Bigha = 20 Katha
- 1 Katha = 20 Dhur
To compare the two, the Bigha system is massive. 1 Bigha is equal to 72,900 Square Feet. If you want to compare it to the hilly system, 1 Bigha is roughly equal to 13.3 Ropani.

There are exactly 16 Aana in 1 Ropani.
You can use the calculator above! Just enter your Aana or Katha, and the tool will instantly output the exact Square Meters (often required by municipalities for building permits) in the bottom right box.
